Landmark San Jose office tower expected to be completed in 2023

SAN JOSE — A downtown San Jose office tower currently under construction that could become an eye-catching addition to the city’s skyline is expected to be completed in the second half of 2023.
200 Park, an office skyscraper that sprang up at 200 Park Ave. in one of the key areas that could help revive downtown San Jose, is expected to be completed in just over a year.
Jay Paul Co., a seasoned real estate company with more than a decade of success leasing large office buildings to big tech companies like Google, Amazon, and owner of Facebook app Meta Platforms, is developing the skyscraper. sky 200 Park.
The 19-story tower on the corner of Park Avenue and Almaden Boulevard is being marketed to potential office tenants by Phil Mahoney and Mike Saign, brokers at Newmark, a commercial real estate firm.


“The building is expected to be completed by the third quarter of 2023,” said Mahoney, executive vice president of Newmark. “There really won’t be anything like this in Silicon Valley when this is over.”
200 Park totals just over 965,300 square feet. That’s enough space to accommodate approximately 4,800 workers, using typical office square footage per employee ratios.
The average floor inside 200 Park will total around 54,500 square feet, which could create large open office spaces for employees, a key consideration in the radically altered world of the coronavirus era.
The tower’s office stacks will have access to open outdoor spaces arranged to create “canyons” of natural light throughout the skyscraper, concepts of the project.
“Exterior terraces, multiple open decks and light canyons will all be major features of the building,” Mahoney said.

Access to open space is seen as one of the crucial elements of a large office building in an age when workers are demanding the flexibility to be able to work in groups of different sizes or even complete tasks alone.
The coronavirus outbreak has triggered these and other COVID-related concerns. Tech companies and life science companies are among those actively seeking health-conscious office space.
“200 Park is designed to inspire and incubate your next big idea,” Jay Paul Co. said on a webpage used to help market the tower project.
The project began construction in the second half of 2019 when a small old office building on the development site was bulldozed.
As has been the case with just about every major commercial real estate project in the country, development was put on hold for a few months in 2020. The 200 Park tower project eventually resumed construction.
Now the Jay Paul Co. project is well over halfway done, with the top of the building complete and glass exteriors installed on multiple floors. This is one of three large office projects proposed for Park Avenue that could accommodate several thousand workers and help bring more activity to downtown San Jose.
“200 Park will be the main skyline landmark for quite some time,” Mahoney said.
